51 Homes in Santa Clara sold in July of this year. 10 of those homes were short sales and 11 were bank owened or REO. Total distressed sales were around 40% of total sales. Last month 49 homes sold in Santa Clara and 18 of those homes were distressed sales. Which isn’t too far off from this month’s numbers. May had 71 sold homes and 16 distressed sales. Overall sales have been slowing down for the last two months and while roughly same number of distressed sales have been occuring.

If you have been following the Santa Clara real estate market closely you would have noticed that inventory has been increasing. Mostly on the low end, but also in other market segments as well. Its good to see that homes are still selling, especially distressed properties, short sales and bank owned homes, which still continue to hit the market and are likely to do so for years to come.

Where do we go from here? This year has been a decent year for sellers and an improvement over the last few years. With interest rates so low we can expect the housing market to remain strong in the area. We are likely experiencing a seasonal adjustment. Typically the summer months do die down in sales so this is no shock. What is important now is monitoring inventory levels and how long homes are staying on the market. This will determine the likelihood of whether or not prices will hold or drop.
