Our Seller Services
Marketing is the process of selling a good or service, starting with identifying your consumer, promoting and advertising the good, with the ultimate goal of selling the good for the highest return. When marketing real estate, the same concept applies. To sell the property for the highest and best return, we identify the buyer profile most interested in your home, position the property to this profile, advertise the home to the market, and work towards generating multiple offers. At the Brasil Group, we refer to this selling strategy as the Complete Selling Solution. It’s a step-by-step process to get a home ready and sold for the highest and best return, saving our clients time and money throughout the process.

Additionally, sellers may benefit from lower commissions and other incentives, providing a straightforward solution that suits those looking for a quick and convenient home selling experience.

NAR Lawsuit: How Will This Change the Real Estate Industry?
Big changes are coming to real estate and real estate commissions. You may not be aware, but in late October of 2023, a ruling was made in a court case (Burnett v. National Association of Realtors) which challenged long-standing practices surrounding real estate commissions. It argued that NAR and major real estate companies had been engaging in unfair and anti-competitive practices regarding buyer agent commissions. Ultimately, the court ruled that certain practices were restrictive and mandated significant changes. The ruling emphasized transparency and competition, altering how commissions are negotiated and disclosed.
Although this decision is on appeal, it marked a turning point and will reshape the real estate industry as we know it.

5 Ways to Sell Your Home
Not all homeowners want to sell their homes the usual way or even have their homes listed on the MLS. Maybe they need to sell quickly or don’t want to deal with the effort of setting up the house and holding showings and open houses. Sometimes homeowners are purchasing a new house and want or need to sell their current property quickly to secure the transaction. After working with hundreds of sellers, I understand that everyone’s demands are unique, therefore I’ve adapted my services to accommodate a variety of various options to meet the sellers’ needs. As a homeowner, whether you need a speedy direct sale or want to enhance the sale potential of your house with a few updates, this video is for you. In this video, I go over five different selling scenarios to help you find the most suitable solution for you.
Understanding Real Estate Commissions
As a homeowner who is considering selling their home, it’s important to understand how real estate commission fees work. Since the traditional real estate brokerage model does not employ salaried or hourly agents, listing and buyer agents work strictly on commission. When these agents represent a buyer or a seller on a transaction they are paid a commission, which is generally a percentage of the sale price after the home closes escrow.
Should I Fix Up My House or Sell It As-Is?
If you have been thinking of selling your home and dreading all the costly repairs that need to be done before you sell, you may wonder what it would be worth selling “as is” versus paying someone to do the repairs. You know that if you fix up your home to sell you’re going to benefit from a higher price and a quicker sale. However, there may be times where making updates or repairs may not be the best option for selling your home and bringing you the return you are expecting. Before you get started painting and hiring a handyman for those repairs, here are some questions you should ask yourself to understand whether selling “as is” or repairing is the right decision.
When Is the Best Time To Sell a Home?
When Is the Best Time To Sell a Home? In real estate, as in life, timing is everything. A real estate transaction could mean the difference between tens of thousands and hundreds of thousands of dollars. We’ve all heard that the best time to sell your home is in the spring, but the truth is that the best time to sell your home may not be in the spring. In this video, I’d like to explain the timing in our local market and tell you when it’s best to sell your home in Santa Clara.
How to Stage a Home to Sell for Top Dollar
Selling a house that has been staged can result in a higher sale price and a faster sale. Home staging is a marketing technique that transforms your average, personalized home into a showpiece that appeals to the broadest group of buyers, allowing it to sell quickly and at the best price.
Everything Sellers Need to Know About Escrow
As a home seller, you have a lot of things to do between now and the close of escrow. In the purchase agreement, the buyer may have specified a 30-day closing period or even a shorter closing period.
