Deb and Tom had left silicon valley years ago.  They retired about 3 hours away, in Northern California.  The only thing that kept them coming back was caring for their aging aunt who lived in Sunnyvale.

As trustees of their aunt’s estate, when their aunt passed, Deb and Tom were faced with the enormous responsibility of liquidating their Aunt’s estate.

The home, 1058 Morningside Drive was situated in a highly desireable Sunnyvale neighborhood.  A simple 2 bedroom 1 bath home with a 1 car garage, it was situated on a spacious lot and a very quiet tree lined street.  Although the home was old, the owner had maintained it well and installed high quality windows, a central heating/cooling system, and beautifully perserved hardwood flooring underneath the old carpets.

As trustees, Deb and Tom felt overwhelmed.   They wanted to do their best for the estate but were hesitant to do any work on the home because they felt a new owner would likely just build a new home or do a significant remodel.

The market is full of buyers who have different needs, and certainly there were buyer’s who would be interested in just getting into the neighborhood and perhaps tackling a remodel project in the future.

We felt that with some simple interior updates the home would impress buyers and demonstrate the home’s true potential.  The interior and exterior colors could use a refresh with an attractive contemporary palate.  The kitchen was spacious, but he cabinets were worn.  We had them lightly sanded and a new clear coat applied made them look new.  Lastly we added some recessed lighting, new light fixtures, and refinished the hardwood floors to brighten the home and give it a natural feel.

Brittany our amazing designer/stager, had the home staged to highlight the space in the living rooms and bedrooms, and the decor fit the home beautifully.

The end result was a bright and contemporary feeling home.  We were busy with showings from the first day it went live, and after one week ended up with 10 offers.  The sale price was $110K over list price and the total cost of the improvements was less than $14K.

Our team, prepared the estimates and presented our clients with the options.  Once they approved the plan, we handled everything, and Deb and Tom didn’t have to leave their quiet country home once.  We had updated them throughout the process, from beginning to end.
