2019 December home sales in Santa Clara consisted of 39 single-family homes that closed escrow, a decrease from the 48 homes sold in November. Average days on market heald steady at 23 days, and median days increased to 13 from 10.
The average price of a home sold in December 2019 was $1.38M which is about $80K higher than last month’s figure of $1.3M. The Median price home sold was $1.4M, which is about $50K higher than November’s median price.
The average cost per square foot increased from $888 per sqft. to $899. Of the 39 homes sold in December, 22 sold over asking. On average homes sold 2.4% over asking which is the same rate in the previous month.
We started the month of December with 15 active listings and finished with just 5 active listings in all of Santa Clara.
I can’t remember a time where there were only 5 available single-family homes on the market in Santa Clara. This is definitely the lowest level of inventory I have ever seen.
The 39 home sales in December is an indication of how strong the buying activity is. Couple that with low inventory, low-interest rates, and we have conditions set for rising prices.
When the market inventory reaches levels this low, home values usually go up considerably. I am hesitant to say that this will happen immediately since the last time the market reacted like this was less than 2 years ago and it may still be fresh in the minds of buyers.

I expect buyers to proceed cautiously but eventually, buyer’s needs and rising prices will overwhelm rationality and at some point, in the next few months we will have a very heated market.
For sellers, even in this year of uncertainty with the looming election this may prove to be a great time to sell and get a great price.
Buyers, the conditions are not in your favor as we are moving into a strong seller’s market. When the market gets heated to make sure you are fully prepared.
